A brief history of
catalog homes

The idea of ordering a home from a catalog is not a product of the digital age. It is a century-old practice born from a simple conviction: that well-designed homes should be available to everyone — not only those who can afford to start from scratch. From workers' cottages to family houses, from compact city homes to off-grid retreats, catalog architecture has always been about reach.

1908 – 1940

The original mail-order house

In 1908, Sears, Roebuck & Co. began selling complete houses through their mail-order catalog. For less than $2,500, a family could order a kit of over 30,000 pre-cut pieces — lumber, windows, doors, plumbing, hardware — delivered by rail to their nearest station. Between 1908 and 1940, Sears shipped an estimated 70,000 homes across the United States. The catalog didn't just sell houses. It democratized architecture.

What is less well known is that Frank Lloyd Wright — America's most celebrated architect — was working on exactly the same problem at the same time. Between 1911 and 1917, Wright designed his American System-Built Homes: over 30 standardised models, more than 960 drawings, and a production system that cut lumber to specification in a factory and assembled it on site. Small units started at $2,750. His ambition was to compete directly with Sears — not on price alone, but on design quality. Wright said: "Simply selling houses at less cost means nothing at all to me. To sell beautiful houses at less cost means everything."

World War I and a dispute with his business partner ended the project after only about 25 were built. But the idea — great architecture through a catalog, at a price ordinary people could afford — proved impossible to abandon.

1940 – 1970

A global response to housing need

World War II created housing crises on every inhabited continent. The answer, wherever it came, was some version of the same idea: design it once, build it many times, get it to the people who need it. In North America, Levittown housed returning veterans by the tens of thousands. In Australia, Pettit & Sevitt brought architect-designed kit homes to a rapidly growing population. In Scandinavia and Germany, timber-frame catalog homes became simply how families built.

Japan's response was particularly remarkable. With millions homeless after the war, the government actively supported a new generation of factory-built housing manufacturers. Daiwa House began producing prefabricated homes in 1955, Sekisui House followed in 1960, Misawa Homes in 1967. Entire factories were built — robots assembling homes as one might a car — and the resulting homes were distributed across the country at a pace and scale that traditional construction could never have matched. A teacher in Osaka, a factory worker in Nagoya, a young family in a Tokyo suburb could access a well-designed, earthquake-resistant, factory-guaranteed home at a price that fit an ordinary salary. Catalog architecture had become infrastructure.

Japanese residential neighbourhoods shaped by decades of catalog home production — consistent, dignified, and designed for the way families actually live.

1970 – 2010

Smaller, smarter, and more deliberate

The oil crises of the 1970s changed the brief. Bigger stopped being automatically better. Passive solar design, compact floor plans, and thermal efficiency entered the catalog. In Japan, manufacturers pioneered seismic-resistant systems for increasingly tight urban plots. In Scandinavia, architects designed catalog homes for forests and shorelines — small, precise, and deeply considered. In Australia, kit homes adapted to tropical climates and remote terrain.

This period also saw the tiny home begin its journey from fringe idea to genuine movement. Not a home made smaller by budget — but a home made smaller by intention. A deliberate rejection of excess in favour of craft, quality, and a lighter footprint. The catalog turned out to be its natural format: every square metre thought through in advance, precision as the product. By the 1990s, award-winning catalog homes from Austria, Estonia, and Finland were proving that pre-designed did not mean ordinary.

2010 – Present

The catalog, reimagined for a world that cannot wait

Housing affordability has become the defining urban challenge of our time — in Amsterdam and Melbourne, in São Paulo and Singapore, in cities across every continent. Pre-designed homes answer the pressure directly: a design refined across many builds costs less, performs better, and can be delivered on a timeline that makes genuine planning possible. The catalog model — once associated with post-war necessity — has become the architecture of choice for people who want quality without complexity, and impact without waste.

What Frank Lloyd Wright understood in 1915 has not changed: the best argument for the catalog home is not efficiency, and it is not cost. It is the belief that a well-designed home should not be a privilege.

You can publish your listings immediately at no cost. After 12 months from your first listing date, the standard rate of €70 per listing per market per year applies. No credit card is required to get started — we'll notify you before your free period ends.

A listing is one home type, in one market (country), in one category. If you offer the same home as both a primary residence and a recreation home, those are two separate listings. If you publish in the Netherlands and Belgium, that is also two listings — even if the home type is identical.

Yes. Coupling your listing to an agent in a specific market is included at no extra cost. If no agent is available in your market, your listing is published under your provider name directly.

If your listing has no coupled agent, you as the provider can activate featured placement at €50 per month. If an agent is coupled to your listing in a specific market, only that agent can activate featured placement for that market. This ensures the party with the local commercial relationship manages local visibility.

Yes. You can deactivate or remove a listing at any time from your provider dashboard. Paid listings are non-refundable for the current billing period, but you won't be charged for the next year.

1. About Cataloghomes.com

Cataloghomes.com is an online marketplace and directory for pre-designed homes — including tiny homes, modular homes, and prefab constructions. We connect Home Providers (manufacturers and designers) with Home Seekers (buyers and plot owners), facilitated where relevant by local Agents.

By accessing or using Cataloghomes.com, you agree to these Terms & Conditions. If you do not agree, please do not use the platform.

2. Definitions

Platform — the Cataloghomes.com website and any related services.
Home Provider — a company or individual that lists pre-designed homes on the platform.
Agent — a professional who represents one or more Home Providers in one or more markets.
Home Seeker — a registered user browsing or enquiring about homes.
Listing — a home model published on the platform by a Home Provider or Agent.
Featured placement — paid promotional visibility for a Listing within a specific market.

3. Account registration

To access certain features you must register an account. You agree to provide accurate, current and complete information. You are responsible for maintaining the confidentiality of your credentials.

Home Provider and Agent accounts are subject to manual review and approval by Cataloghomes.com before becoming active. We reserve the right to decline or revoke any account at our discretion.

4. Listings — Home Providers

Home Providers may publish Listings free of charge during the first year after account approval. From the second year onwards, a fee of €70 (excluding VAT) per Listing, per market, per category applies annually.

A Listing is defined per home type, per market, and per category. The same home model listed in two categories (e.g. Everyday Living and Outdoor & Away) counts as two Listings.

All Listings must be accurate, up to date, and relate to genuinely available pre-designed homes. Cataloghomes.com reserves the right to remove any Listing that does not meet our quality standards.

Featured placement

Home Providers may purchase Featured placement for €50 (excluding VAT) per Listing, per month. Featured placement is available only if the Listing has no linked Agent in the relevant market. Placement can be cancelled at any time with effect from the next billing cycle.

5. Agents

Agents represent Home Providers in one or more markets. Agents must declare their active markets at registration. An Agent linked to a Listing in a given market is responsible for managing Featured placement for that Listing in that market.

Agents may not represent competing Home Providers in the same market without explicit written consent from all parties involved.

6. Home Seekers

Home Seekers may browse the platform and save favourites free of charge. By submitting an enquiry through the platform, you consent to your contact details being shared with the relevant Home Provider or Agent.

Cataloghomes.com does not participate in or guarantee any transaction between a Home Seeker and a Home Provider or Agent.

7. Fees & payment

All fees are quoted excluding VAT unless stated otherwise. Invoices are issued by [Company Name] and are subject to Dutch VAT regulations. Payment is due within 30 days of invoice date.

Cataloghomes.com does not charge commission on transactions between users. All fees relate solely to platform access and visibility services.

8. Prohibited use

You may not use the platform to publish false, misleading or fraudulent information; scrape, copy or redistribute content without permission; attempt to circumvent any security or access control; or use the platform for any unlawful purpose.

9. Intellectual property

All platform content created by Cataloghomes.com — including design, copy, code and brand assets — is owned by [Company Name]. Home Providers retain ownership of their own images and content, and grant Cataloghomes.com a non-exclusive licence to display this content on the platform.

10. Liability & disclaimers

Cataloghomes.com provides a directory service. We do not verify the quality, availability or specifications of listed homes, and are not party to any agreement between users.

To the extent permitted by Dutch law, Cataloghomes.com is not liable for any indirect, incidental or consequential damages arising from use of the platform.

11. Termination

Either party may terminate an account at any time. Upon termination, all active Listings will be removed. Prepaid fees for Featured placement are non-refundable for the current billing month.

12. Governing law

These Terms are governed by Dutch law. Any disputes will be submitted to the competent court in Amsterdam, the Netherlands.

All processors are GDPR-compliant. We do not transfer data outside the EU/EEA without adequate safeguards.

6. Data retention

Account data: retained for as long as your account is active, plus 12 months after deletion
Enquiry data: 24 months
Invoices and billing records: 7 years (Dutch legal requirement)
Analytics data: aggregated and anonymised after 14 months

7. Your rights

Under the GDPR you have the right to: access your personal data; correct inaccurate data; request deletion ("right to be forgotten"); restrict or object to processing; and data portability.

To exercise any of these rights, email [email protected]. We will respond within 30 days. You also have the right to lodge a complaint with the Dutch Data Protection Authority (Autoriteit Persoonsgegevens) at autoriteitpersoonsgegevens.nl.
